Our steps to a lasting legacy

1994
Nic De Luca founded his property company and built 12 apartments at Kangaroo Point in Brisbane. From the very start, he also focused on building relationships. Then, with a team of four, Nic moved on to deliver public housing around south east Queensland.
2000
With a change of government, priorities changed and Nic had to find new directions. A bold move to develop a building on the new Metroplex on Gateway estate at Murarrie led to many further opportunities and eventually a partnership to construct for Goodman.
2007
Deluca’s reputation was growing along with its extensive industrial experience, making it a great fit for a joint venture between Pearson Property Group and Ash Morgan Winthrop. The $30 million Da Vinci Precinct at Brisbane Airport was Deluca’s largest to date.
2009
With the GFC taking effect, Nic invested in a subdivision at Narangba to develop industrial buildings. He found leasing opportunities with major companies including Bunnings. The Bunnings deal was the start of an enduring relationship that has created more than 26 stores in Queensland and Northern NSW.
2013
After successfully delivering the Sunshine Coast's largest residential project with Sword Holdings Group in 2011, Nic De luca was keen to establish his own residential development company and chose Bulimba in Brisbane, to launch his Parkside development, a high end complex of 45 apartments that are still popular today.
2015
Twenty years after Nic De Luca’s first project, his development and construction interests came together under the Deluca Corporation name. The company now had 40 employees and a network of relationships throughout Queensland and NSW together with an impressive legacy of industrial, commercial and residential projects.
2019
At the 25 year mark, Deluca had expanded its bulky goods business, developed and constructed for a wide range of blue-chip industrial and retail companies and had completed its prestigious $50 million Eastpark Bulimba residential development with 80 apartments.
2024
Deluca today has the same DNA as the Deluca of 1994. With Founder and Managing Director Nic De Luca still at the helm, the company has a strong balance sheet, an amazing team, enduring relationships and most importantly, continuing enthusiasm and passion for the property sector.

Berrinba Central — Maximising the possibility
This Deluca development is capturing all the potential of the Berrinba site with a 34,830m² mixed use development including fast food, fuel, retail, allied health, swim school, childcare, commercial services, gym, food and drink.
31 Zupp Drive — Building the vision
Architect’s plans and 3D models needed a committed and knowledgeable team to bring the design to completion in the most accurate and cost-effective way. This multi-tenant 3-level, commercial and retail development meticulously met the brief.
Glass House Mountains Services Dynamic partnerships
In partnership with Dexus Convenience Retail REIT (DXS), Deluca redeveloped two sites on the Bruce Highway to create high-performing service stops with multinational tenants for the 10 million vehicles each year that use this stretch of road.
Home Focus B2 — Flexibility and initiative
Strong collaboration and problem-solving were at the heart of this Pimpama development for The Good Guys and Repco. We involved the clients, tenants and architects in the ECI design process and responded to emerging challenges with innovative solutions.
Robina Central — Simplifying complexity
This multi-use development with multiple tenants needed two new access points from busy roads requiring the relocation of all major services. Excellent planning and communication simplified a highly complex project.
Redbank 3B — Fast-tracking the future
Whether it’s the robotic warehouse fit-out, minimising waste to landfill or staging works for sites to be operational sooner, the Deluca construction team has an eye on the future ensuring quality outcomes across all criteria.
