De Luca is proud to have built the first 6-Star Green Star industrial building in Queensland, the third of it’s kind in Australia. De Luca’s design and construction teams worked collaboratively with the client, Frasers Property, and the tenant, Owens-Illinois (O-I Glass, a global glass container manufacturer), to tailor the warehouse and office facility at Yatala.

The 6-Star Green Star Design & As Built v1 (Design Review) 34,000 m2 building was certified by the Green Building Council of Australia and is situated on 39 hectares at the Yatala Central precinct. De Luca worked with subcontractors and consultants to achieve the 6-Star Green Star industrial building rating, with sustainability features including:

  • LED lighting to all warehouse and office areas, with approximately 50% of roof panels installed throughout the warehouse letting in natural light to reduce LED lighting required
  • Solar PV system to generate renewable energy for use on site
  • Solar hot water (with electric boost) system
  • Electricity and water sub-metering to allow for monitoring, management and reporting of building performance
  • High efficiency water fittings (4 to 6 star WELS rating)
  • Fire sprinkler test water recycling into existing fire sprinkler or rainwater tanks
  • 100% water recycling
  • Drought resistant landscaping installed for water saving long-term amenity
  • Site-wide construction waste strategy to reduce waste generation and increase recycling rates above 90%
  • Full life cycle analysis to understand key building material and design impacts and identify areas for further improvement
  • Fibre cement warehouse slab achieving significant reductions in concrete and steel
  • Daylight glare control and thermal control with internal roller blinds to offices and fixed shading

  • 30,000 m2 warehouse space with adjacent 4,000 m2 office building
  • 3,000 m2 sort centre and office within the warehouse building
  • Mirror finish fibre-concrete warehouse floor
  • Separate truck entry and exit points
  • 52 Space car park adjacent to office building
  • Loading dock complete with dock levelers
  • 15m High awnings surrounding 2 sides of the warehouse
  • Heavy duty pavement surrounds for heavy traffic, including truck queuing bay, trailer storage and container storage areas
